Greater Hyderabad and the 100 Stories in the making

April 16th was the birthday of Greater Hyderabad Muncipal Corp GHMC making it the second largest city in India after Delhi. [ Originally I said that we may be #1 since delhi is a UT, I received a ton of email indicating that delhi is not a UT .. So we are #2.. thanks for the correction..] Talk is now on that that the next step is to create a GHVMC.. Great Hyderabad, Vijayawada Muncipal Corp. Why not just create a TMC - Telangana Muncipal Corp, AMC-Andhra Muncipal Corp and RMC - Rayalseema Muncipal Corp which will lead to APMC - is there a need to have Hyderabad or other local governments?.

The much awaited 100 story tower bids have been closed. It will be 6 months before the technical evaluations are done. APIIC continues to find new bakras for their projects this time its reliance and an israel company. APIIC is trying to sell 76 acres of land at 6 crores an acre. Looking at the history of Golden Mile, this may end up in some legal trouble as soon as the bidders are selected and are forced to pay their advance.

Heard that cost of construction costs would run around RS 7000/sq ft., while the developer has to sell at Rs 10,500 / sq ft. to make a decent margin and to make the project viable. Now, theres a reason why we should buy apartments at 4000/sqft ;-). As of last week, some gucchibowli apartments in good gated communities were looking for buyers in the 3000 - 3300 per sq ft. range.

Hyderabad Real Estate Update

A lot of you have sent emails asking for a newer update on hyderabad real estate. I have tried to be as truthful as possible below.. so dont call me a nay-sayer again..

Apartments : STAGNANT .. NO MOVEMENT.. DEAD is the update on apartments that are priced at Rs 3500 and higher. Builders think that we will still fall for the good old techniques of "I only have a few left.."... Insiders are indicating that builders are now pulling the planned projects since they are unable to gain any interest at Rs 3500 and higher. Recently I heard of Rs 4000, Rs 3750 in L&T and a new a launch at Rs 4500 got a very cold reception.IT junta realized that builders are skimming them out of their hard earned money. It will be a while before this correction ends since a lot of supply is coming into the market now.

Villas : The hype has now shifted to villas. This is the next area where I think people will get burned. Every one and their brother is starting a villa project, since they do not see any demand in apartments. Things you hear today in the market are .. :"We need villas for most people who work in the hitec area etc.. There are not enough villas around to meet the demand etc..".. How the heck will a person earning 50K as a median salary afford a Villa ?. Forget the installments at 11%, the person will not even have enough to pay for maintenance. There is no question that demand will go up for the next 18 months as the villa projects have just started and all investors will think that this demand will sustain. Think about what will happen when they are all ready to be delivered and occupied ?

Plots : Bubble has busted in the dead-areas of the City. Other areas have corrected pretty badly. People still cannot believe that land prices are lower than they bought for. If your realtor friend tells you that your plot acquired in the last 6 months is going for double the price, its time to call his/her bluff and ask for the money. Overall its a good time to pick up land.. I heard recent transactions in Banjara and Jubilee residential areas happening in the 35K to 45K range.. Forget the commercial areas, they are hot hot hot.

Some recent updates..

1. One large township in the city is undersold, and people who booked and got their apartments are not able to resell it since they are competing with the actual developer who has more than 30% of the inventory left.

2. Whitefields [ my favourite concrete jungle ;-)] has a # of apartments that are not rented since the owners are expecting that they will really make the Rs 30K / month based on the hype that builders created. I know of one person that got his 3 bed apartment done with all the latest in fittings etc., expecting to get 30k, and is unable to rent it even for Rs 18k. Best offer he got was 15k.

3. Interest rates now stand at 14% on fixed and 11% on Floating. One bank manager who deals with loans indicated that all their business has stopped in the past 1 month and they are only dealing with the backlog that they had from earlier months.

Cash CRRunch in Hyderabad ?

Indian economy is overheated and its particularly visible in the metro's and Hyderabad. Frenzied M&A, Over valued real estate, Rising prices in commodities etc., shows why the finance ministry is worried. Inflation today at 6.75%, Recent increase in CRR and Repo rates by RBI is a very clear indication that the government is concerned about the common man not being able to afford anything anymore.

Bank lending rates have moved from a range of 8 - 10% to 10 - 14%. As banks are in a squeeze since increased CRR will drain 14000 crores out of the banking system as committments to RBI for their existing loan base. So, banks are willing to pay above 9% for deposits compared to the 5% they were paying when I landed here 6 months ago. May not be too long before it reaches the good-old 18% rate. It is not a distant possibility, considering the issues that RBI and the finance ministry are constantly warning about the over heated and overly liquid economy.

Hyderabad realestate prices according to realtors are still booming, but the reality is that they have softened more than I expected. Try to sell a plot and you will get a dose of reality. I have seen folks get offers of 50% of what the paper value was when they really wanted to get rid of it. In the recent days areas like Jubilee, Banjara, Kavuri Hills seem to have softened more than I wanted to see. 6 months ago no one was willing to even consider talking about less than 60-70K in these areas and now many options are available at 40 and above. Even gacchibowli and kondapur have pulled back considerably, and we recently took advantage of the low prices and acquired a small plot.

Coming to the builders, No doubt, there is a demand for apartments and houses, but with the interest rates inching up every day, there are very few people left with cash to invest. Anyone who has put into land is waiting for it to recover back to the 2006 levels. I dont mean any disrespect, but dont believe the realors and builders that are still looking for the 4000 - 7000 per sqft in Hyderabad. They must be really out of their mind. Recent announcement of L&T phase II at 4000/sqft and some complexes in Banjara Hills asking for 7000/sqft is way overblown. Villas are reasonably priced in the gopanpally area, but there is still room for negotiation since the area is not that close to the business areas like the builders seem to potray. Also, land around / behind chirec [ Some have clearances and some dont .. please be weary of narne and other lands with issues there.. but it may not make a difference in the long run since the govt is looking to get rid of ULC soon .. ] is available for good prices now a days if you look for bargains, you will certainly find them.

On the financing front.. I recently dealt with a large bank to get a loan to cover one of my apartment purchases from a long time ago. This was purely to get the basic deductions that I needed which I discussed in my prior post about tax deductions etc. Banks seem to readily agree to a loan of 60 times the net monthly income. Now lets take a techie who gets 50K Gross per month [ Which I feel is the median salary of some what experienced techies in hyderabad ], after taxes he/she ends up with 30K per month as net ... and that equates to a 18Lakhs of loan eligibility. How many sqft do you think they will be able to afford at the Rs4000/sqft ?.

Hyderabad Real Estate Market taking a breather

This is just a commentary of what I am seeing.. dont send me emails saying that I am a nay sayer.. I am not, I am still investing but in good areas that are closer to the city..

Hyderabad real estate market seems to be taking a breather to digest the high run ups it has seen in the recent past. Primarily the rush by individuals to acquire 200 - 400 yd plots and properties in unknown forest lands way beyond the Airport and Maheshwaram seems to be causing the slow down. There is no stretch of land in between that can really be acquired to start projects, a drive through this area made me realize that many folks have relied too much on brokers advise than really investigating the area.

Recent telangana sentiment is also adding fuel to this scenario and property values are rising like crazy in the Vijayawada area, primarily in areas like Kanur, KanchikaCherla, Gannavaram ( VJA Airport ) etc. In addition the area between VJA and Guntur is also on a alltime high due to predictions that it will become the new capital. I am not sure if telangana will ever materialize but many voices are now asking for Telangana, Rayalaseema, Uttarandhra ( North Andhra ) and Costal Andhra. "Do you think the state is big enough to be broken up into 4 parts ?. I dont..". Also, a prediction that Vizag will be the capital incase of telangana break up is causing rise of property values in vishakapatnam also.

Cash strapped investors are also adding fuel to the current correction by trying to get rid of their properties at what ever price. If you are holding estate in the Gucchibowli, Nanakramguda, Kondapur, Hitec area, you are fine, the dip here doesnt seem to be as bad as the outskirts. A group of us had to pullback our offer on a large investment even after paying a token advance, since land right next door was being offered to us by cash strapped investors for much lower prices.

All that said, the growth is Hyderabad is not slowing down at all. A good opportunity to land deals in the prime areas of the city where the prices went beyond the regular market levels. The premium levels will certainly come down, but not the base land values. So, for a 40K per yd land in Gucchibowli, there is a 20K premium built in and I expect that these values to stabilize around 25 to 30K.

Couple of my real estate contacts have indicated that smart money is now running away from Hyderabad to Bangalore and Vishakapatnam.

Hyderabad Real Estate : Bargains around the corner ?

As the year draws to a close, the realtors and agents of Hyderabad have been a nervous wreck. Recent ruckus around assigned lands and land cieling has created some major headaches for the real estate bigwigs. I am not sure if this is going to affect the political and business circles, but a lot of the investors and realtors who hold onto land and sell it for a profit may be affected.

Government passed an amendment to some land act that allows the restoration of land to the original owners or public purpose. 40 Lac acres of land may be affected by this and other land cieling acts. Realtors are fearful that a release of the survey #'s etc., will bring the prices down to bare minimum and are desperately trying to find buyers for their land. Local media sources are reporting that outskirts prices like in ghatkesar, areas beyond shamshabad have fallen by 10-15% per acre in some areas.

IMHO, bargains are here to stay for the next 2 to 3 months and this may be the right time to get in if you are able to squeeze the cash starved developers/realtors. Remember the Buy Low, Sell High that we never seem to execute well.. may be this is the time to practice that.

Please remember that I am only writing what I hear and feel, you should do your homework before you make your move. Its your money.. so, Invest wisely !!!.

Elections and Other Hyderabadi Hungama

Hyderabad has been calm and free of news for a few days now due to critical By-Elections in Bobbili and Karimnagar. Karimnagar is critical to both Congress and TRS since TRS leader termed it as a referendum on Telangana.

Interesting concepts have emerged since I have experienced elections many years ago. Cricket Kits for Youth, Money and Liquor for the poor seem to be making their way from all parties to the constituencies. Think about it, if each candidate / party is spending atleast 25 crores to win an election, how will corruption come to an end in this Great Democracy. One interesting issue in karimnagar, where there is a large Bidi making workforce seem to be the removal of the Large Skull that now adorns every bidi pack. No one seems to pay much attention to other things, at least from the news I watched, its mostly about Bidi's.

Intelligence wings seem to be a new concept in elections now a days. Each party giving out camera cell phones or handycams to their party workers to capture their opponents buying othe votes through distribution of kits and money. The idea is to capture this info about the opponents and give the video to the election commission.. I dont get it, if the party is spending so much on buying votes, cant it spend a little extra to buy the EC ?

India's GDP grew at 9.2% in the 2nd Qtr [ Jul - Sep ]. Manufacturing grew 11.9%, Construction and financing at 9.8% etc. Agriculture again showed a dismal 1.7% in growth creating concerns across India on the long term issues around Food Security for India. With the explosion in Real Estate around Hyderabad, many small time and medium sized farms have given up the production of fruits/vegetables etc. This is a repeating occurrence across the landscape near every developing city and towns.

Reliance Fresh, a retail concept of Reliance that only sells vegetables, fruits and other related items opened its doors a month ago as a pilot in Hyderabad. These stores have been a great hit and have been attracting crowds. Prices are reasonable since they eliminated the middle men who were making the buck.

Metro [ A sams club like concept ] Opened its doors in Hyderabad. I didnt get to visit this place but from what I have seen in newschannels, it looks as big as SAMS and is by membership only for small, medium and large businesses. Its kinda like a combination of SAMS, OfficeDepot etc., serving all the needs of the small and medium businesses.

Reliance and Metro are already causing an imbalance in the economy that was owned by the mom and pop shops. On the employment front, its raining jobs and people are having no trouble finding low skilled jobs in Hyderabad.

Vastu Fever in Hyderabad

Vastu, the fengshui like concept of India, which was intended to be an architectural science is driving all hyderabadi's including builders crazy.. Hyderabadi's are now so hooked into this concept that they cannot do anything without thinking about it. Let it be the direction / location of your home/bedroom/kitchen etc., or when it comes to picking a location for business or some folks are even applying it to their office spaces..

In the name of health and prosperity, folks are modifying many aspects of homes and some folks have even gone the extra mile to tear it all up and rebuild in the same space.

Recently while flipping through channels, found an interesting debate about this concept of vasthu. Participants were Builders, vasthu experts and the NGO jana vignana vedika [ peoples knowledge forum ] were fighting over whether this works or not. I did not hear anyone put forward any convincing arguments and the discussion went in many directions with no conclusive answer [ as expected ]

Builders : They were worried that vasthu was not standardized. They gave instances of where they had to make major modifications to projects just because some one announced that their project had a defect ( dosham ). One builder said.. "We dont care if vasthu works or not, we just want a standard". Another builder complained that he is unable to build enough east facing houses and it would just be impossible to make all houses face east.

Vasthu Experts claim that it works. For every question they had a story about how some one lost money or health or dear ones because of bad vasthu. Thats serious stuff, I think the host himself was so scared that he didnt ask them too many questions. They challenged the NGO folks to live in a house that was against vasthu for 3 years for a cash prize.

JVV : Jana vignan vedika claims that vasthu has nothing to do with science and its just an interior decoration philosophy like feng-shui. They have even thrown a challenge for some one to prove vasthu along with a cash prize.

Some fun facts I gathered from this program w.. India's vasthu is completely reverse of what it should be [ and silly me, I moved to India ;-) ] .. Building on hills is not allowed per vasthu, but still folks living on these hills [ banjara and jubilee ] are making money..

All said and done, I dont know if this works or not, but as a smart investor its important to get something that meets the basic principles, otherwise it may be a challenge to resell it.

Oh btw, my office is finally ready and I moved in last week... So far I did not even think about which way it was facing.. should I ?... what do you think ?...

Hyderabad Real Estate : Corruption, Investments and My Strategy

Housing / Real Estate are the most expensive in Hyderabad. With 1 sq. yard .. equivalent of 9 sq. ft going for an average of 20,000 in most live-able areas and upto 50,000 in the posh areas, it has become a challenge to find a suitable living space in Hyderabad. Commercial / Main road / prime plots if not kabza'd or taken over by crooks/politicians will fetch you 100,000 per sq yd on main roads of Jubilee and Banjara hills.

Corruption is very rampant in real estate transactions in the best areas of the city. There are some plots being sold with multiple registrations and some being put under litigation by the original owners / pattadar's of the nawab time. Now a days, it has become compulsory to have every member of the seller/original owners family sign on the sale deed to avoid any issues in the future. Settlement mafia's are rampant, they some how get the common people with good land into trouble and settle for 10-20% of the value etc..

On real estate investments in apts and houses, its important to realize that the days of 100-300% returns are gone if you invest today, and even the 50-100% returns are very rare. The large returns are available to the folks who are plugged in to the political/industrial families and can acquire land before projects are announced or for companies like infosys [ who is evolving to be the biggest land grabber in India today ].

Coming back to the housing thing, the house I currently rent would cost me around 3 to 4 crores to buy ( 30 to 40 Million rupees).. and the possibility of this area moving up 100% in 1 year is very unlikely.. [ who knows.. I have been wrong many times..;-) ]

My thought wrt buying in my favourite area is different.. Correct me if I am wrong.. I some how am not too big on house ownership after living through it in the US. Too much of dead capital .. Atleast we had home equity loans to draw upon in the US. Now, I pay 30,000 pm / ~Rs 10/sqft all inclusive.. [ No extra charge for maintenance, repairs, servant quarter, solar heater, 24 hr muncipal water .. and just have to let my landlord know to get things fixed when they are broken etc. ]. Yes, 30K are running out of your account pm, but I would hear a giant sucking sound if I had to pay the bank @ 11% on a loan of 24 Mil Rs...

Here is my understanding about deductability of interest in India.. The max deduction you can have on housing interest is 1.5Lac/annum so going to a max of 15 Lac loan@10% will get you the best benefit for the early years. A nice article here. . .... So, what good does it do paying 4 Lacs of interest on a 40 Lac Loan ?. I certainly agree that appreciation is there, but do you think its worth buying an apt in the current market at Rs.5000/sqft ?

Some of you asked me what I am doing with the money if I have not bought a house.. I still have a sizeable amount left in the USD, dont want to touch it unless I am sure I can consistently beat the ~15% I am able to generate Year over Year. Of the money I have in hand, some risk capital has gone into speculative land deals [ Jai Telangana ;-) ], invested in some mid level housing where the values are more affordable and can fetch some good rental income and thirdly sticking to the true and tried 15% compounding with some of the investments. With the small amount left, I am trying to leverage it as a down payment to leverage a govt subsidized investment in a family business/ industrial unit.

Hope this strategy will pay off in the long run and I am not too worried about the future since Uncle Sam and Social Security are supposed to take care of me and my family ;-).. Yeah Right !!!

Hyderabad Fab City In Trouble ?

Deccan Chronicle reports that state govt has decided to cut the SemIndia Fab city role to 75 acres from a proposed 5000 acre operation. Mr Agarwal of SemIndia was supposed to have his initial plant operational by June 2007 and all indications are that he has not started any work yet. Govt seems to have decided that it will give the remaining land on lease to any semiconductor company that wants to setup here.

Though all indications are that this will be revived through a renewed effort of bringing in small players into this project, the recent news for Hyderabad has not been very good in the manufacturing sector. Dell and other companies that were being invited by this great city have decided to move to Chennai. Chennai is slowly gaining momemtum to be the biggest manufacturing base in south india..

Weekend Update : Gacchi Bowli, Hitec City, Kondapur, KPHB

Happy Birthday P!!! ... Hope all my blog readers had a good long weekend. Since the request has been for regular updates, I intend to use the next 30 mins to scribble about the past weekend.

2007 Business planning sessions kept me busy for days and it all ended with a gathering followed by a great dinner and drinks at the recently opened Novotel hotel in Hitex ( HICC ). Visits to such places reminds me of how much Naidu has done for Hyderabad, not sure if these are his ideas, but the architecture and the plans of Hitex and the supporting hotel which is now managed by accor group is breath taking.

Novotel, the hotel in HICC had the best service staff and the management I have seen in Hyderabad. The lobby was well designed with lots of open space and natural light, and leads into a pool area, that is tastefully landscaped using the natural rocks, lake and palm trees. This open area was used for our dinner, and it had a bar, buffet, lots of tables and seating space.. at the end of the evening every one was so impressed by this space that they were already planning for their team's next Off-Site meet here. As usual the menu included Bar+Starters, followed by a elaborate spread of veg and non-veg food and desserts.

Saturday, I took some time off to meet with old professional acquaintances followed by a lunch with my buddy's father-in-law at Chutneys. Talk about a simple andhra food concept that still attracts thousands of folks every day. This was my 4th visit to chutneys since I arrived in India and at 3 after noon, there was still a 20-30 min wait. Had my favourite item Babai Idly and also tried the Rava Onion Masala Dosa on the recommendation of my lunch partner. Umm. Umm.. [ Some one send me a clip of rachel ray saying that please.. I almost forgot how she does that ]

Saturday evening, I visited the chikkadpalli gang that I had last visited in 1992. As i drove into the area, it was pretty clear that the city of hyderabad around RTC X roads and Himayathnagar has not changed much except the road widening. Every gully had their own Colorful Ganesh Pandal with atleast 6 to 10 feet ganesha's. Spent a lot of time with some close friends followed by a dinner at Blue Fox and headed back home.

On the way back, I noticed some unusual activity in the ntr gardens area and instructed my driver to turn the car in that direction. Many ganesha's from the city were arriving for nimajjan.. which confirms that HC order is not being implemented. Teen-Maar, Nagin/Snake-Dances, People doused in gulaal, Convoys of kids bringing their own little ganesha's were a common sight. The area was was very well lit and was under intense watch by the police. One observation I made is that Desi blood mixed with alcohol leads to nothing but the nagin/snake dance.. half of the crowd was drunk and they were in the same mode I used to be in my favourite basement parties of DC... "T Dude", I have seen some cool steps that you would have enjoyed which were a fusion of Teen-Maar and Snake Dance.

Moving on to Sunday ..

Please get me some red and green shirts, Deccan Chronicle astrologer says "Red and Green is the winning combination for virgo's for the coming year.. Red will help with health.. and Green helps with avoiding any obstacles" That should give you an idea of how much time I spent in my car going from one development to the other to get a feel for the Hyderabad Hitec Area. This is the first time, i have completely read the DC hyderabad edition including Tarot Power, Jessica Simpson's cosmetic surgery, Beyonce's advice to women about owning atleast one sexy dress, and some Harry buying a wedding ring for his girl friend lindsay.. totally clueless on who lindsay is and why she made it to DC.

Woke up very late and decided to head to the Gacchibowli area to look at all the things that folks keep referring to in every discussion. We drove on KPHB on the Hitec-Kukatpalli road. Most of the land here is empty with the first half km having great roads and then ends up in normal Hyderabadi roads. They have even constructed a Metro Railway station here, but I thought that it was not too appealing due to its distance from the center of Hitec City. [ The parking lot of this railway station had tons of cars making rounds without any purpose, little did we realize that it was being used by car driving schools until we got closer ]. Then we hit KPHB Phase 4, which looked like it was gonna fall in the next thunderstorm followed by Rain Tree which is a huge complex of new apartments and a mega mall. All you JNTU'ers, remember the rocks behind your college?, thats what has transformed into this bustling township. Its good area, but nothing impressive for the prices its commanding, there was too much undeveloped land around that could be built up by other builders.

Headed to the popular whitefields area. Every one in town told me how cool this area was and I found it to be an impressive concrete jungle with very less open space. Apartments here are going between 3000 to 4000 per sqft. It reminds of Gandhi Nagar area with 40 feet main roads.. The advantage with this area is that you are surrounded by neighbors who are IT professionals and are like minded. Take a left after satyam and just in front of Jayabheri's silicon towers and this is considered to be the whitefields area. Dont get me wrong, the the layout is good, but it looks like every developer is building 100 flats in less than 0.5 acre lot. Couple of areas called vasant valley, alluri something[ it started with alluri ] were good but they were still stuck in between high rises. My favourite story of the day a sales pitch I had .. Salesman pitched on how good the balconies are, what they forget to mention is that the land that these balconies open up belongs to another company which may build another complex or what ever they want.. but it doesnt seem to affect sales, people are banking on the doubling of prices in another year... Good Luck !!!!

Had lunch at Wangs Kitchen, where I ordered Pad Thai and Pepsi, taste was in line with my expectations but it was not made with flat rice noodles, instead it was made with regular chinese noodles. The portion was huge for Rs 100, and I could only eat half of it. Spent the rest of the day visiting Gopanpally Area, Kondapur, Aparna Construction's Orchids [ Excellent layout next to Hitex, but they should have left a little more space between houses.. ]. Aparna constructions is considered to be a very good builder that doesnt cut corners in the construction quality, so they always command a premium in their layouts.

Overall, construction is in full swing in this area. While I drove past the CA and microsoft campus, I noticed that L&T crews all had their hard hats with access to First Aid facilities onsite etc.. May be the MNC's are requiring indian construction companies to get strict on safety with all the construction related deaths that happen in town.

Time to relax and get ready for my container which I heard is in Bombay and has not arrived in Hyderabad yet...

Its been 2 weeks since I ordered beam cable internet, the guy is no where to be found.. my neighbor quipped.. "dont worry.. he will show up when he is ready..".. Next day an interesting discussion at lunch led into ways to identify a bad service provider.. "Make it a point to visit the office before you sign up... if you see broken glass or windows .. you know what to do "

Listing My House for Sale : T - 7 Weeks

A hectic week, with majority of the time spent in cleaning the house before getitng it on the market. Finalized on the realtor that will list my house and completed the necessary paperwork. Craigslist and ebay were very useful in selling/giving away the non-essential stuff we accumulated over the past 5 years in this house. Craigslist local listings were particularly helpful in finding local mover to move non-essential stuff to storage, painter as well as an electrician [ at a reasonable cost ] .

House was listed on MLS this saturday and within the first 24 hours, we received a couple of showing requests. At this rate we may be able to receive an offer within 4 weeks of the listing.

Based on recommendations from R2I sites, I sent emails 2 movers about shipping a 20 feet container to Hyderabad, India. Got the initial estimates from poonam@air7seas and tarun@sky2c . Air7Seas estimate was more consolidated and easy to understand while sky2c had a long list of ala-carte services. HR team recommended that I try our approved moving companies and I fired off an email to get some estimates.

Getting an admission in a good school at Hyderabad is proving to be a complex task. I Enlisted the help of a very resourceful colleague at work and a close friend to close this. Depending on when they call, schools are giving them different answers on whether they can allow my son to join or not.

Looking back, I am really surprised how much we were able to accomplish this week wrt the listing, packing and movement of the non-essentials to storage. I hope this will be my last major move !!!
